March 2023 Sales Overview
A total of 2,936 homes were sold in March 2023, which is 28% fewer than the 4,100 homes sold during March 2022. The decrease reflects continued adjustments in buyer behavior and affordability challenges across the region.
Median Home Price
The median home price rose to $365,000—up 1% year-over-year. Despite fewer sales, home values remained stable, signaling consistent demand in many parts of the market.
Inventory of Homes for Sale
There were 5,052 homes listed for sale in March, more than double the inventory from the same month last year—an increase of 104%. Compared to February, however, inventory dipped slightly by 9%. This suggests some tightening even amid broader year-over-year growth.
Market Snapshot
With more listings and stable prices, the Orlando market continues to present opportunities for both buyers and sellers. Buyers have more to choose from than they did in early 2022, and sellers who price wisely can still attract strong offers.
