July 2024 Sales Summary
In July, 3,155 homes were sold throughout the Orlando metro area, marking a 4.8% drop from June’s 3,314 sales. While slightly lower, this level of activity reflects typical mid-summer shifts as some buyers wrap up their moves before the new school year begins.
Median Home Price
The median home price held steady at $380,000, the same as June. Prices have plateaued over the past couple of months, suggesting a balanced market with steady buyer demand and stable seller expectations.
Inventory of Homes for Sale
Inventory for July was recorded at 10,340 homes, a 2.7% increase from 10,070 in June. More listings coming on the market provide buyers with more choice and slightly more negotiating room, especially for homes that need a little polish.
Summer Market Highlights
July continued the summer trend of active buying, but with signs of a soft seasonal slowdown. Buyers remained engaged, particularly those aiming to purchase before interest rates tick higher or school starts in August.
