January 2025 Sales Summary
A total of 1,514 homes were sold in January 2025, marking an 11% decrease from January 2024 and a 29.7% drop from December 2024, when 2,154 homes changed hands. The post-holiday slowdown is typical this time of year, but there’s more to unpack below.
Median Home Price
January’s median home price was $375,000, down slightly from $380,000 in December. This 1.3% month-over-month dip may reflect seasonality, shifting buyer sentiment, or affordability challenges influenced by broader economic conditions.
Inventory of Homes for Sale
Inventory surged to 11,697 homes in January—up 16.4% from 10,049 in December. This is the highest inventory seen since July 2015, giving buyers more leverage and signaling a potential shift in market dynamics. More available homes means more opportunities for negotiation and selection.
Mortgage Rates & Buyer Behavior
Average mortgage rates rose to 6.8% in January, up from 6.5% in December. As borrowing costs climb, some buyers may pause to reassess their budgets. However, new listings and pending sales rose as the year kicked off, signaling renewed interest despite rate pressures.
Now that inventory is up, buyers have more to choose from—making it an ideal time to enter the market. Sellers should focus on prepping their homes and pricing them competitively to stand out.
New Listings & Distressed Sales
New listings jumped 68.1% from December to January, with 4,220 homes hitting the market in January compared to 2,510 the month prior. Distressed home sales were limited, with only 17 sold in December, a number that saw a 5.9% rise in January.
