Orlando Florida Home Sales
February 2023 marked a turning point in the Greater Orlando housing market. In this edition of Orlando Florida Home Sales February 2023, we highlight rising home values, a cooling in sales, and a sharp increase in available listings.
February 2023 Sales Summary
A total of 2,240 homes were sold during February—down 30% from the 3,198 homes sold in February 2022. This steep drop reflects both seasonal patterns and buyer hesitation amid changing financial conditions.
Median Home Price
The median home price climbed to $358,000, a 4% increase compared to February 2022. Even with fewer transactions, demand in key segments of the market helped keep pricing firm.
Inventory of Homes for Sale
Orlando’s housing supply surged year-over-year, with 5,555 homes on the market—a 140% increase from February 2022. However, inventory dropped 9% from the prior month, indicating some tightening. While buyers now have more options than a year ago, quality listings still move quickly.
Market Perspective
With sales easing and inventory up, buyers may find a bit more negotiating power this spring. Meanwhile, sellers can still benefit from continued price growth—especially with strong presentation and competitive pricing strategies.
