Orlando Florida Home Sales
Wrapping up the year, the Greater Orlando housing market showed continued signs of adjustment. This edition of Orlando Florida Home Sales December 2022 highlights slower sales, rising prices, and a significant increase in inventory.
December 2022 Sales Overview
A total of 2,230 homes were sold across the Orlando area in December, a 42% decline from the 3,820 homes sold in December 2021. This steep year-over-year drop reflects broader market shifts as buyers recalibrated their plans heading into 2023.
Median Home Price
The median sales price reached $353,200—up 4% compared to the same time last year. Despite slower sales, values remained firm across many neighborhoods as housing supply continued catching up with demand.
Inventory of Homes for Sale
There were 6,351 homes listed for sale in December, representing a 146% increase over December 2021. However, inventory was down 12% from the previous month, possibly due to seasonal listing slowdowns or year-end closings.
Looking Ahead
While buyer demand cooled in Q4, the increase in available listings provides fresh opportunities in the new year. Sellers should stay competitive with strong pricing strategies and well-prepared listings to take advantage of a more balanced market.
