Orlando-Kissimmee-Sanford MSA
The Orlando-Kissimmee-Sanford MSA includes Lake, Orange, Osceola, and Seminole counties. It’s the heart of Central Florida, anchored by Orlando’s vibrant economy and growing suburbs.
Closed Sales
There were 2,623 closed sales in March 2025, nearly unchanged from March 2024. Cash sales accounted for 584 transactions, representing 22.3% of all closings.
Median Sale Price
The median sale price for single-family homes was $441,870, a slight 0.5% decline from last year. Sellers received a median 96.7% of their original list price.
Median Time to Contract
Homes spent a median of 43 days on the market before going under contract, up from 33 days a year ago. From listing to closing, the total median time was 82 days, indicating a relatively stable but slightly slower market pace.
Inventory
Inventory rose sharply, with 9,667 active listings — up 42.0% year-over-year. The months’ supply of inventory increased to 4.1 months, still slightly favoring sellers but trending toward a balanced market (typically 5–7 months of supply).

Tampa-St. Petersburg-Clearwater MSA
The Tampa-St. Petersburg-Clearwater MSA covers Hillsborough, Pinellas, Pasco, and Hernando counties along Florida’s Gulf Coast. It is the 18th largest metro area in the United States by population.
Closed Sales
The Tampa Bay area recorded 3,691 closed sales in March 2025, a 6.1% increase year-over-year. Cash buyers made up 993 sales, or 26.9% of all transactions.
Median Sale Price
The median sale price stood at $400,000, down 2.4% compared to March 2024. Sellers received a median 96.3% of their original list price.
Median Time to Contract
Median time to contract rose to 37 days, up from 30 days a year ago. Including time to closing, the median time was 76 days.
Inventory
Active inventory grew 37.2% to 12,849 homes, with months’ supply at 3.9 months — leaning toward a more balanced but competitive market environment.

Deltona-Daytona Beach-Ormond Beach MSA
The Deltona-Daytona Beach-Ormond Beach MSA covers Volusia and Flagler counties, home to some of Florida’s most iconic coastal communities.
Closed Sales
There were 991 closed single-family home sales in March 2025, down 12.1% from the previous year. Cash transactions made up 340 sales, representing 34.3% of all closings.
Median Sale Price
The median sale price was $354,745, a 2.8% decrease compared to March 2024. Sellers received a median 95.7% of their original list price.
Median Time to Contract
Homes spent a median of 45 days on the market before going under contract, unchanged from a year ago. The median time from listing to closing was 83 days, suggesting a slightly lengthened closing process overall.
Inventory
Inventory surged by 32.6% to 4,904 homes, with the months’ supply of inventory now at 5.4 months — suggesting a balanced market between buyers and sellers.
