RED Day is Keller Williams’ annual day of service. We are proud to participate each year on the second Thursday of May.

Our bi-annual food drives started in Live Oak Reserve in the Fall of 2011. It then expanded to a food drive in The Sanctuary in the Spring of 2016.

Both have become annual events in partnership with the Hagerty High School Spanish Honor Society.

Required by Lenders If you are financing your home purchase, your lender will require a survey as a condition of the mortgage. Sometimes buyers are suprised that they don’t immediately get keys at closing for their new home. Buyers and sellers can be surprised by some of the issues that can come up in the last few days before closing. Sudden difficulties when you feel like you’re right at the finish line can make what was otherwise a smooth transaction feel like a nightmare. Here at Jean Scott Homes, we pride ourselves in doing everything we can to prepare our clients for any possible scenario – one of the hurdles most often unexpected is funding. The Final Step: Funding Many people don’t realize that getting documents signed is not the final step in closing. Generally, keys at closing cannot be released until “funding” has taken place. Funding occurs after documents are signed and is essentially the exchanging of money. Understandably, sellers usually will not and title companies cannot release keys to the buyer until money has been transferred. In a normal transaction, this should take place within an hour or so after documents have been signed, but there are a few exceptions. They are titled, “Florida Residential Contract for Sale and Purchase” and “Florida Residential Contract for Sale and Purchase AS-IS”. Choosing which contract to use and what that contract means for negotiation both before and after execution can be confusing for buyers. One subject that often confuses many people is the issue of repair requests on an “AS-IS” contract. This can be made clearer by examining the differences between the standard , as they relate to inspections and repairs. Key Differences Between Standard and “AS-IS” Contracts Standard FR/BAR-2 Contract The standard FR/BAR-2 contract includes in Section 9 three additional seller costs that the buyer and seller agree upon during initial negotiations: general repairs, WDO repairs, and open permits. Each has a line for a dollar amount or percentage. This amount is agreed upon and built into the offer before the buyer has an opportunity to perform inspections. When you decide to put your home on the market for sale the Real Property Seller’s Disclosure is a great selling tool. It is a document that is the completed by the Seller that conveys all information about their home to potential Buyers. I advise my clients and friends to use this form as a “tell all” communication from the Seller. This assures that they never have to revisit the sale of their home in future due to lack of information and disclosure of any known defects. Good bad or ugly, be honest and forthright, upfront with what type of repairs, or damages your property may have had, so the Buyers will be able to draft an appropriate offer up front.  If the Buyer finds out upon inspection that there are items that the Seller did not disclose, they often feel a sense of distrust and are uncomfortable moving forward to closing.  Just the opposite is true when complete disclosures and documentation are provided by the Sellers upfront it builds a sense of trust and honesty between the parties in the transaction. We had a great question from a customer: “What is my home really worth?” Understanding Home Value Using a computerized data source isn’t always the best way to find the true value of your family’s home. The Keller Williams culture holds a focus on respect, integrity, and helping your community. Each year, The Jean Scott Homes Team rallies together, along with the Hagerty High School Spanish Honors Society, to gather food from the residents of the Live Oak Reserve community in Oviedo, Florida. All the food and items picked up is donated to HOPE Helps, a local Oviedo Charity that focuses on helping those less fortunate in our community. At the beginning of the week, we leave a bag with a HOPE Helps flyer on the door of every Live Oak Reserve resident and at the end of the week, we drive through every neighborhood and pick up the bags of food that residents have been so gracious to leave out for us.  This year, our Live Oak Reserve community donated 177 bags of food to HOPE Helps. We want to thank everyone who donated, HOPE Helps for giving us this opportunity, and to the Hagerty High School Spanish Honors Society for working with us every year to give back to our community.
