Our bi-annual food drives started in Live Oak Reserve in the Fall of 2011. It then expanded to a food drive in The Sanctuary in the Spring of 2016.

Both have become annual events in partnership with the Hagerty High School Spanish Honor Society.

How to Buy a Home in Foreclosure

We get several requests per month from home buyers on how they can buy a home listed as a foreclosure on Zillow. Well, usually they can’t because the home is not for sale. Here’s an example: Another point of confusion can be the price that Zillow shows. In this case, it’s merely their Zestimate, which is only a ballpark estimate of value generated by a computer algorithm. According to their data, here in Orlando, it’s off by more than 5% of the actual sales price 12% of the time. (Our internal data shows it to be much less accurate than that). Zillow shows the judgment amount when the foreclosure proceedings get to that point. That number can be $100,000 or more off from the actual value. OK, so how does someone purchase a home that’s in foreclosure? There are three ways. Ask the Owner That’s right. Ask the owner if selling the home would benefit them. You could send a letter, assuming the owner still lives in the home, or their current address is in the county public records, such as the Seminole County Property Appraiser’s Office. You may be able to find a phone number using various sources online.

Foreclosures on Zillow are properties that are in one of the foreclosure process stages and are shown as “Pre-Foreclosure”, “Foreclosure”, and “Foreclosure / Auction”, for example. These are the steps of the foreclosure process. Foreclosure and Pre-Foreclosure Pre-Foreclosure The lender has filed notice with the court that they plan to initiate the foreclosure process. The homeowners are typically three or more months behind on their payments. The homeowner can pay the arrears in full, and the home will no longer be in pre-foreclosure status. Hi, my name is Jean Scott, and I am a REALTOR® here at Keller Williams Advantage Realty in Oviedo, FL. One of my specialties is actually staging, so I wanted to bring you Remodeling Costs Vs. Value Report as brought to us by Remodeling Magazine. Smaller projects and exterior upgrades actually return the most value for your money spent, instead of doing really large overhauls; it’s very hard to get the money back out of some of those projects. Replacing your home’s siding, like if you had aluminum siding that you upgraded to concrete board or improved that and put new siding on, can recoup 84.3% of that project. Stone veneer on the exterior of the home can recoup 92.2% of that home improvement project. For a new garage door, the return on that investment is typically 88.5%. If you are replacing the garage door it has been damaged in a wind issue or, perhaps, you have met it in an unpleasant car meeting, making it really an important upgrade.
